L&rsquo;objectif de cette \u00e9valuation est <strong>de <\/strong><strong>comprendre la condition actuelle du b\u00e2timent<\/strong>, en accordant une attention particuli\u00e8re aux \u00e9l\u00e9ments techniques, notamment les aspects architecturaux, physiques et techniques des installations.<\/p>\n\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-19bf8e4 elementor-widget__width-initial elementor-widget elementor-widget-text-editor\" data-id=\"19bf8e4\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p><em>Objectif ?<\/em><\/p>\n<p>L&rsquo;objectif d&rsquo;une \u00e9valuation de la condition est de comprendre l\u2019\u00e9tat actuel d&rsquo;un b\u00e2timent et d&rsquo;identifier les besoins en mati\u00e8re d&rsquo;entretien et de r\u00e9novation. Ces<br \/>informations aident les propri\u00e9taires immobiliers, les gestionnaires et les entreprises d&rsquo;entretien \u00e0 prendre des d\u00e9cisions \u00e9clair\u00e9es et strat\u00e9giques en mati\u00e8re de gestion et\u00a0d&rsquo;entretien.<\/p>\n\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-efaacc2 elementor-widget elementor-widget-text-editor\" data-id=\"efaacc2\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Pour r\u00e9aliser une \u00e9valuation de la condition, nous utilisons <strong>la m\u00e9thode NEN 2767<\/strong>. Celle-ci consiste \u00e0 \u00e9valuer la condition technique de tous les \u00e9l\u00e9ments de<br \/>construction du b\u00e2timent, tels que les toitures, les fa\u00e7ades, les installations et les sols. Cette \u00e9valuation s&rsquo;effectue \u00e0 l&rsquo;aide d&rsquo;une \u00e9chelle de notation allant de \u00ab tr\u00e8s bon \u00bb \u00e0 \u00ab tr\u00e8s mauvais \u00bb. La note indique dans quelle mesure un \u00e9l\u00e9ment pr\u00e9sente des d\u00e9fauts ou des dommages. <strong>Sur la base des donn\u00e9es collect\u00e9es, il est possible de d\u00e9terminer les priorit\u00e9s<\/strong> en mati\u00e8re d&rsquo;entretien et d&rsquo;allouer des budgets de mani\u00e8re cibl\u00e9e, ce qui est ensuite traduit dans <a href=\"https:\/\/corefm.be\/fr\/planification-pluriannuelle-de-la-maintenance\/\">un plan d&rsquo;entretien pluriannuel<\/a>.<\/p>\n<p>Une \u00e9valuation de la condition selon la norme NEN 2767 contribue \u00e0 l&rsquo;\u00e9laboration de strat\u00e9gies de maintenance, \u00e0 l&rsquo;\u00e9tablissement de budgets r\u00e9alistes et \u00e0 la prolongation<br \/>de la dur\u00e9e de vie des b\u00e2timents.
